Write a clear scope of work with inclusions, exclusions, and allowances
A client-ready scope of work that spells out what is and is not included, so fewer disputes and surprise change orders follow.
The prompt
Write a scope of work for a construction or trade job.
Client type: [HOMEOWNER / GC / BUILDING OWNER / PROPERTY MANAGER]
Project and address type: [e.g. "kitchen remodel, 1960s single-family", "panel upgrade to 200A"]
Work I will do: [TASKS, IN MY OWN WORDS]
Materials and finishes: [SPECIFIED BRANDS/MODELS - or what the client will choose]
Things I am NOT doing: [e.g. drywall patching after rough-in, painting, hauling client debris]
Unknowns: [e.g. condition behind walls, existing wiring, buried lines]
Price structure: [LUMP SUM / ALLOWANCES / UNIT PRICES]
Write the scope with these sections:
1. Project description (2-3 sentences).
2. Included work, as numbered line items specific enough that a third party could check completion.
3. Exclusions, written plainly.
4. Allowances: item, dollar amount, and what happens if the selection costs more or less.
5. Hidden-condition clause: what I will do if I find rot, asbestos, knob-and-tube, code violations, or similar, and that extra work requires a signed change order.
6. Client responsibilities (access, selections deadlines, clearing work areas, utilities).
7. Permits and inspections: who pulls them and who pays.
8. Cleanup and disposal standard.
Rules: no vague words like "as needed" or "standard quality" without a definition. Mark any price or spec I did not give as [CONFIRM]. Note that contract terms such as payment and warranty should be checked against my state's contractor and consumer protection rules.
Highlighted [brackets] are blanks to replace with your own details.
