Draft a repair request after the home inspection
A prioritized repair request or credit proposal from the inspection report, with negotiation reasoning for the other side.
The prompt
Help me draft a repair request for my buyer after the home inspection.
Inspection findings: [PASTE SUMMARY OR KEY ITEMS WITH INSPECTOR NOTES]
Contract details: [PURCHASE PRICE, INSPECTION CONTINGENCY DEADLINE, ANY AS-IS LANGUAGE]
Market and leverage: [e.g. multiple offers, buyer waived appraisal, home sat 60 days]
Buyer's priorities and budget: [WHAT THEY CARE ABOUT, CASH AVAILABLE FOR FIXES]
Contractor estimates I have: [ITEM + QUOTE - or "none yet"]
Lender or insurance requirements: [e.g. FHA/VA required repairs, roof age for insurance]
Steps:
1. Sort every item into: safety/health, major systems and structural, lender or insurance required, and cosmetic or routine maintenance.
2. Recommend what to ask for. Drop cosmetic items and normal wear; they weaken the request.
3. For each requested item, suggest a remedy: seller repair by licensed contractor, closing credit, or price reduction, and why that remedy fits.
4. Flag items needing a specialist inspection before the deadline (sewer scope, structural engineer, HVAC, electrical).
Return:
- A table: Item | Category | Requested remedy | Estimate or [GET QUOTE] | Reasoning.
- A short, professional cover note to the listing agent.
- A fallback position if the seller pushes back.
- The deadline reminder I need to give my buyer.
Do not invent repair costs. Remind me that the final request must go on my state's required form and that my buyer should rely on licensed professionals for repair scope.
Highlighted [brackets] are blanks to replace with your own details.
