Get from accepted offer to closing day without surprises
A dated checklist from inspection to keys, with how to read the inspection report, what to ask for, and closing-day checks.
The prompt
Help me get from an accepted offer to closing day. This is step 5 of buying my first home.
Accepted offer details (from step 4, if I have it): [price, contingencies and their deadlines, closing date]
Inspection report findings: [PASTE the summary or key issues, if I have it]
Loan type and lender: [DETAILS]
My move-out situation: [lease end date, or current home to sell]
Give me:
1. A dated timeline working backward from closing: inspection, appraisal, final loan approval, homeowners insurance, title work, utilities, final walkthrough, closing. Bold every contingency deadline I must not miss.
2. If I shared the inspection report: sort findings into safety issues, expensive near-term repairs, and normal maintenance. For the first two, suggest whether to ask for a repair, a credit, a price reduction, or to walk away, and what a specialist should check (roof, sewer line, foundation, electrical).
3. Things that can break my loan before closing: new credit, job changes, large unexplained deposits, big purchases. Tell me to avoid them.
4. How to protect myself from wire fraud: confirm wiring instructions by calling a known number, never using a number from an email.
5. A final walkthrough checklist and a list of documents and funds to bring to closing.
6. A first-week-in-the-home list: change locks, find shutoffs, test smoke and CO detectors, file important papers.
Return the timeline as a table: Date | Task | Who | Done. Confirm details with my agent, lender, and closing attorney or title company.
Highlighted [brackets] are blanks to replace with your own details.

This prompt follows the RTF structure (Role, Task, Format). RTF tells the model who to be, what to do and what shape the answer should take. It is the quickest structure that still gives noticeably better results than a bare request.
