Compare mortgage offers using my Loan Estimates
A side-by-side comparison of lender offers showing true cost over time, fees you can negotiate, and questions to ask each lender.
The prompt
Help me compare mortgage offers. This is step 3 of buying my first home.
Loan Estimates or quotes: [PASTE the key numbers from each lender: loan amount, rate, APR, points, lender fees, closing costs, loan type, term, rate lock period]
Price range and down payment (from step 1, if I have it): [DETAILS]
How long I expect to keep this loan: [YEARS - before selling or refinancing]
What matters most: [lowest monthly payment / lowest total cost / least cash at closing]
Do this:
1. Put the offers side by side in a table: Lender | Loan type | Rate | APR | Points | Lender fees | Third-party fees | Cash to close | Monthly payment (principal and interest) | Total paid over my expected time in the loan.
2. Explain in plain words any difference between rate and APR, and whether paying points breaks even before I'm likely to move or refinance.
3. Separate fees I can shop for or negotiate (origination, title services, some third-party fees) from fixed ones (taxes, prepaid items).
4. Flag anything unusual: prepayment penalties, adjustable-rate terms, balloon payments, high mortgage insurance, short rate locks.
5. Write 6 questions to ask each lender and a short, polite script for asking one lender to match another's offer.
Use only the numbers I give you; mark anything missing as [ADD]. This is general information, not financial advice - confirm terms with the lender and read the official disclosures. In the next step I can use my best offer to plan an offer on a home.
Highlighted [brackets] are blanks to replace with your own details.

How this prompt is built
This prompt follows the RTF structure (Role, Task, Format). RTF tells the model who to be, what to do and what shape the answer should take. It is the quickest structure that still gives noticeably better results than a bare request.
