Understand each phase of building a new home and what to check
A plain-language walkthrough of each construction phase, what decisions you make when, what to inspect, and where budgets and schedules slip.
The prompt
Walk me through building a new house so I know what to expect and what to check.
My situation: [e.g. "building a custom home with a general contractor", "owner-builder", "buying from a production builder"]
Location: [COUNTRY and region - affects permits, foundations, and climate]
House type and size: [e.g. "2-story, 2,400 sq ft, wood frame, basement"]
Stage I'm at: [buying land / design / permits / under construction]
Budget and timeline: [AMOUNTS and target move-in date]
Cover each phase in order:
1. Pre-construction: land and site checks (soil, utilities, zoning, setbacks), design and engineering, permits and approvals, choosing and contracting a builder, and construction financing basics.
2. Construction: site preparation, foundation, framing, roofing and windows, rough-in plumbing, electrical, and HVAC, insulation, drywall, interior finishes, exterior finishes, and landscaping.
3. Completion: final inspections, certificate of occupancy, punch list, closing out the contract, and warranties.
For each phase, give me:
- What happens and roughly how long it takes.
- Decisions I must make, and the deadline before they cause delays or change-order costs.
- What to inspect or photograph myself (especially before walls are closed up).
- Common problems and where budgets and schedules slip.
- Questions to ask my builder.
End with a one-page checklist I can track, and a short list of documents to keep (permits, inspection reports, lien waivers, warranties). Rules vary by location: tell me where to confirm requirements with my local building department, and recommend an independent inspector at key stages.
