Prepare a price reduction conversation for a stale listing
A data-backed diagnosis of why a listing isn't selling and a respectful script to recommend a price or strategy change.
The prompt
Help me prepare to talk to my seller about a listing that isn't selling.
Listing details: [LIST PRICE, DAYS ON MARKET, ORIGINAL LIST DATE]
Activity: [PORTAL VIEWS AND SAVES, SHOWINGS PER WEEK, OPEN HOUSE TRAFFIC, OFFERS OR NONE]
Buyer and agent feedback: [QUOTES OR THEMES]
Competing listings and recent sales since we listed: [PRICE, DOM, CONDITION]
What we've already changed: [PHOTOS, STAGING, PRICE, ACCESS]
Seller's situation and emotions: [TIMELINE, NEXT PURCHASE, PAYOFF, HOW THEY FEEL ABOUT PRICE]
Steps:
1. Diagnose the likely problem using the activity funnel: low views and saves point to price or online presentation; good views but few showings point to photos, description, or access; many showings and no offers point to price versus condition or a property issue.
2. Recommend the change: a price adjustment (to the next search price band if relevant), a seller concession or rate buydown offer, presentation fixes, or better showing access. Explain the trade-offs.
3. Estimate what the seller nets under each option, using only my numbers.
Return:
- A one-page summary I can show the seller with the data.
- A conversation script that opens with what we've learned, presents options, and asks for a decision without pressure.
- Responses to: "we're not giving it away", "just wait for the right buyer", "your marketing is the problem".
- A follow-up email confirming what we agreed.
Use only the activity, feedback, and market data I provide; do not invent comps, showing counts, or buyer comments, and mark gaps as [ADD]. The seller makes the final pricing decision.
Highlighted [brackets] are blanks to replace with your own details.

How this prompt is built
This prompt follows the RTF structure (Role, Task, Format). RTF tells the model who to be, what to do and what shape the answer should take. It is the quickest structure that still gives noticeably better results than a bare request.
