Plan a strong offer on a home I want to buy
An offer strategy with price, contingencies, and terms based on comparable sales and how competitive the market is.
The prompt
Help me plan an offer on a home. This is step 4 of buying my first home.
The home: [ADDRESS or description, list price, days on market, condition]
Recent comparable sales: [3-6 nearby similar homes: sale price, date, size, condition - from my agent or public records]
Market conditions: [e.g. "multiple offers common", "homes sitting 60+ days"]
My financing (from step 3, if I have it): [loan type, pre-approval amount, down payment]
My top limit: [the most I'm willing to pay]
What I know about the seller: [e.g. "relocating", "estate sale", "already bought another home"]
Do this:
1. Estimate a fair value range from the comparables, adjusting for size, condition, and date. Show the reasoning and note where the data is thin.
2. Recommend an opening offer and a walk-away price, with the trade-offs.
3. Explain each contingency (inspection, appraisal, financing, sale of my current home) and the risk of waiving or shortening it. Never recommend waiving an inspection without explaining exactly what I could lose.
4. Suggest non-price terms that may appeal to this seller: closing date, rent-back, earnest money amount, flexible move-out.
5. Plan my response to likely outcomes: accepted, countered, multiple offers, or appraisal comes in low.
Use only the numbers I give you; mark anything missing as [ADD] and don't invent comparable sales.
Return: a one-page offer plan, a counteroffer decision tree, and a short note for my agent summarizing what I want. This is general information; real estate rules and contracts vary by location, so review terms with my agent or a real estate attorney. Next step: inspection to closing.
Highlighted [brackets] are blanks to replace with your own details.
